Consulting and Market Analysis

Not all properties fit our Hotel Management profile, so first of all, we analyze the market where your property is located and the type of property you own. Then we prepare a rough estimate of your income to give you an idea of your property's potential. Finally, we advise you on preparing your property for receiving guests.

Easy initiation and listing process

We follow a simple property listing process that helps us go live in record time on all promotion platforms.

  • Create a platform property account (AIRBNB, BOOKING.COM, etc.)
  • Create website content page

  • Implementation with our management software
  • Activating the property in the owner account
  • Writing and implementing rules for collecting payments for each property and generating reports.
Management contract

We do not have a STAS contract, we approach each management need differently, just as no property is identical. We mutually establish our services and duties according to the need and involvement of each owner, then write them in the management contract. Even if you opt for a long-term collaboration, we have a 30-day termination clause!

Owner initiation
  • We dedicate all the time necessary to familiarize you with our management software, how it works, and how you can make the most of technology in your favor.

Open House apartments is a company that manages properties rented for tourist purposes (Hotel Regime), but also manages in the classic system (monthly rental). We are currently active only in Timisoara and we plan to expand to the main cities in the country with tourist potential, and beyond.

What are the rules about pets, smoking or parties?

Open House apartments respect the house rules imposed by the owner. These rules and more are up to you whether you accept them or not, they are established from the beginning and will be mentioned in the house manual and rules, and each guest will know these rules before staying at the property. Violation of these rules by guests will be sanctioned according to property policy.

Where are dirty linens and towels washed?

All linen and towels are taken to professional laundries in the city where they will go through the hotel-like washing process, then they are dried, ironed and packaged ready for reuse. This procedure is repeated after each guest.

Who is in charge of supplying consumables?

Depending on the service plan you choose in collaboration with us. This service is optional, but most owners prefer the service plan where the supply of consumables by us from our own stock is included.

How do I know if my property qualifies?

As with any business, there are risks, such as a party guest, damage left behind after a reservation, or perhaps low occupancy. But all of these risks are lower when you work with a property manager.

In addition, you can choose which types of notifications to receive directly on your phone or email. For example:

Does Open House apartments also manage properties rented by the month?

Our management services remain the same, slightly modified for long-term management, and the monthly management fee will be 10% of the monthly rent. Plus, whenever a tenant leaves, we immediately bring in another one at no additional cost to you!
